A general overview of the kinds of documents jurisdictions commonly ask for — and why requirements vary so much by location.
Permitting requirements for a round home vary significantly by state, county, and even individual jurisdiction, so there is no universal checklist that applies everywhere. That said, a few categories of documents come up often enough to be worth understanding in advance.
Most jurisdictions will want a site plan showing the structure's location relative to property lines, setbacks, and easements. Architectural drawings — floor plans, elevations, and sections — are typically required to describe the building itself. Many jurisdictions also require structural engineering documents, particularly for foundations, lofts, or any non-standard structural elements.
Depending on your location, you may also need septic or well documentation, energy code compliance documentation, or specific approvals related to building in a rural, coastal, or otherwise regulated area.
Because requirements differ so widely, we recommend an early conversation with your local building department alongside your design process — and we are glad to help prepare the documents a jurisdiction requests, while being clear that we cannot guarantee any permit will be approved, since that decision rests with the local authority.
